If the tenant wants to end the lease, they must give 28 days' notice of their intention to vacate, with the 28th day falling on or after the lease's end date. If they are on a month-by-month agreement, the tenant can give this notice at any time.

This is super important. When you move in you should be given a rental moving checklist, which states the condition of the retal property. You can agree, or disagree with what’s stated in the document. It’s just to make sure the place is up to scratch.

Go through each room and make note of every crack, every chip, every scuffmark and every stain and take pictures. If there’s anything that needs fixing, it’s best to request that from your real estate sooner rather than later.

When it’s time to get your bond back, that chip on the bathroom tiles may just be the determining factor of whether or not you get the full amount returned.
